Comment: This parcel is the remainder of a high dollar residential subdivision project which abuts to the South. Substantial portions of this property will qualify as protected "wetlands", but we are uncertain to what degree that applies. The parcel fronts on US 31, but is subject to an apparent easement for the pedestrian pathway which borders it and likely eliminates that as an access route. We are unsure of ingress/egress rights through the private road and development to the South. Please investigate access and land quality issues before bidding.
